We have the capacity and preparation to handle the Condominium Improvement Projects, since we incorporate our knowledge in the construction and design industry, with our knowledge of the processes and protocols of the condominiums from the point of view of the Board of Directors, Condominiums Law, Bylaws, Homeowners Association and others.

We establish a protocol designed to handle all coordination processes of the Improvement Project, within the scope of a Condominium. All our staff is properly trained to comply with the protocol and have the academic capacity and experience to carry out the tasks necessary to meet all your needs.

The primary purpose of this PROTOCOL is to design evaluation procedures that respond specifically to the project acceptance and completion criteria (EVALUATION PROCEDURES TO MEASURE).

Preparing Request for Proposals

Coordination and design of the specifications to request the Contractors the service proposals. For the quotation request process to be successful and productive, it is vital to design a list of requirements that includes the same criteria for all contractors. In this way you can compare the proposal and minimize the cases where it is impossible to compare them because they have substantial differences in costs, criteria, terms, materials, sizes, quantities, insurance, among others.

Our company will proceed to evaluate the existing condition, construction plans, as-built, necessary works, budget, among others to design and prepare the requests for proposals that include the necessary requirements, including deadlines to submit the proposal. After receiving the proposals we will proceed to evaluate them and prepare a comparative report, so that the client can in an organized and clear way evaluate and make the necessary decision.

Contractual Documents Schedules - Construction Permit

After the Client chooses and approves the Contractor's Proposal that will carry out the Project, our company will assist the Client in the Contractual Documents Process. We will work with the areas in the contractual documents referring to the work to be done, work schedule, payment schedule, payment certifications, materials and equipment submittals, among other aspects related to the work to be done by the Contractors.

Work Schedules and Material and Equipment Submittals

In projects where there is a contractual term referring to specific deadlines to complete the work, the preparation of work schedules will be coordinated with the Contractor. Depending on the level of the project, the Contractor will be asked to include projected completion dates of each stage of the project, coordinate project dates including project progress meetings and payment certifications, substantial completion, complete completion, among others.

We will also coordinate adjustments in the work schedule caused by unforeseen events, changes of order, rainy days, among others. It will include reporting to the Client in the cases that the work schedule undergoes changes or adjustments.

In the projects that include supply and installation of materials or equipment, the request for submittals of materials and equipment will be coordinated to be approved by the Client. Depending on the Project and the contractual documents, it will be coordinated so that the submittals include, specifications, drawings of manufacture or construction with sizes, measurements, colors, material type, guaranties, among others that applied.

Work Progress Reports

During the progress of the project, depending on the contracted services, we will conduct visits or have staff on site to document the progress of the Project through photographs, among other systems. The data collected on site will be used to prepare project progress reports, which will be used not only to present the project progress to the Client but also to evaluate if the Contractor is complying with the work Schedule or if it applies adjustments.

We will also coordinate adjustments in the work schedule caused by unforeseen events, changes of order, rainy days, among others. It will include reporting to the Client in the cases that the work schedule undergoes changes or adjustments.

During these evaluations on site we will also be documenting the work of the Contractor, stage where the project is located, percent of progress of the project, areas that present a need for correction, delays in the work, among other aspects.

Work Progress and Payment Certifications

Based on the Contract Documents, we will coordinate the presentation of Project Progress Certifications and Payments Certifications. In this documents the Contractor presents the data of the progress of the Project and the Payment Stage, our company before presenting the document to the Client evaluates what was presented by the Contractor to request necessary adjustments, corrections, among other criteria to submit the final document for the approval.

Depending on the project and the contractual documents, this document will be accompanied by a report of the progress of the project to the date of submission of the Certification, which will include photos of the progress, percentage of progress, stage of progress, among other criteria that apply.

This report will also include a comparative numerical analysis of the amount budgeted versus the amount paid, the amount withheld (if applicable), the amount of changes orders, the balance due, among other amounts.

Presentation Substantial or Complete Completion Certification

Based on the Contract Documents, we will coordinate the presentation of Project Substantial or Complete Completion Certification. In this document, the Contractor presents and requests certification that the Project has been completed substantially or completely. Our company before presenting the document to the Client evaluates what was presented by the Contractor to request necessary adjustments, corrections, among other criteria to submit the final document for the approval.

Depending on the Project and the Contract Documents, our evaluation for the closure of the project, will include checking if the Contractor delivered the documents specified in the contract, if he made all the corrections requested, if any area or work need corrections, among others.
